This invention relates generally to a factory built home system, and more particularly to a factory built home system that includes housing units fabricated in a shipping container size with ability to expand a single housing unit to multiple unit dwellings.
Factory built homes have been around for years. Conventionally, these homes are built in a factory utilizing typical home construction materials. Typically, the homes are built in one or more portions and then shipped to the construction site. These one or more factory built home portions are typically transported on trailers and pulled by semi-trucks to the location. The home portions are big and cumbersome and must be assembled at the construction site for the home. These conventional homes are difficult to transport, are not adaptable to be used in multiple dwelling units, utilize conventional construction material, and are not able to be off-grid completely and so forth.
Accordingly, there is a need for an improved factory built home system that is easily shipped, is adaptable for use as a single and/or as part of multiple dwelling units and so forth that are not currently available in factory built homes.
The present invention relates to a factory built home system that includes housing units fabricated in a shipping container size with ability to expand a single housing unit to multiple unit dwellings in vertical and/or horizontal configurations.
An embodiment includes a factory built home system comprising: a factory built housing unit comprising: a steel frame formed with steel studs and an outer structure; interior and exterior wall panels insulated with vacuum insulation units between the wall panel members; and two sewer connection lines, wherein one sewer connection line is a grey water line and the other sewer connection line is a black water line. The system may also include a hydropanel to create drinkable/potable water and store the same.
In embodiments, the grey water line may comprise a filter that operates to filter grey water traveling through the line into a useable water for landscape/agricultural purposes. The black water line may include a compost system to compost the black water waste for later use or, in some embodiments, a direct connection to the sewer or septic system.
In embodiments, the factory built home system may further comprise a plurality of factory built housing units that are stackable without any alterations to the steel frame and out structure to form multi-dwelling units.
The factory built housing system may further provide furniture and mechanical devices that allow the interior space to be reconfigured manually and through technology enablement devices, providing the capacity for the home system to have transformative living space therefore not needing as many square feet of actual space.
The factory built housing system may further provide integrated wiring, wifi antenna and router, security locks and automated systems, lighting fixtures and automated systems, with all devices integrated into a smart home system accessible remotely via the internet
The factory built housing system may further provide fully outfitted kitchen, including appliances and furniture
The factory built housing system may further provide fully outfitted bathroom, including all furniture and fittings
The factory built housing system may further provide entertainment systems in the form of 4k LED televisions
In the embodiments, the factory built home system may comprise solar panels, inverter and battery systems, with inline AC/DC power option. The foregoing and other features and advantages of the present invention will be apparent from the following more detailed description of the particular embodiments of the invention, as illustrated in the accompanying drawings.
A more complete understanding of the present invention may be derived by referring to the detailed description and claims when considered in connection with the Figures, wherein like reference numbers refer to similar items throughout the Figures, and:
As discussed above, embodiments of the present invention relate to a factory built home system. The system generally includes a factory built housing unit that includes a single-family unit that can be utilized with a plurality of factory built housing units to produce a single and/or multi-dwelling unit, such as a multi-story dwelling unit.
Referring the drawings,
The housing unit 10/100 is formed of a newly built steel construction container, wherein the container frame members and other components are formed of steel. The steel provides the structural integrity needed to build a house around and is further the size of a shipping container to provide easier modes of transportation of the factory built housing unit 10/100. The housing units 10/100 may be individual single-family units. Additionally, the housing units 10/100 may be stacked on top of each other and possibly multiple housing units 10/100 stacked on top of each other to form a multi-dwelling unit (“MDU”). In such embodiments, outer structural components, such as stairs and so forth would be erected around the stacked housing units 10/100. In such MDU embodiments, some components, such as, but not limited to, solar panels, may be shared by all of the units staked.
In some embodiments, the housing unit 10/100 may include wall panels forming the interior and exterior walls 20 and 22, respectively, of the unit 10/100. The interior and exterior panels may be insulated by vacuum insulation units between the panel members. The wall panels may then be installed onto a steel frame, wherein the installed vacuum insulation units provide insulation to the housing unit 10/100. The wall panels remove the need for other insulation, such as spray insulation or roll insulation.
In other embodiments, as shown in

Additionally, the housing unit 10/100 may include broadband network connection, such as through Starlink (not shown). This allows an owner to the housing unit 10/100 to have the option of going completely off the power grid.
It will be understood that in some embodiments, the housing unit 10/100 may be factory builty to ISO container standards, and in other embodiments, the housing unit 10/100 is not built to ISO container standards, but rather is a steel frame building with 6-inch steel studs that provide stability allowing multiple units to be stacked on each other to form a multi-dwelling unit. In embodiments, the unit may be stacked seven units high and include structure as described above with regard to
In embodiments, the housing unit 10/100 may include plumbing that has been split and the bathroom is an Americans with Disabilities Act (“ADA”) compliant bathroom. Additionally, the foundation for the units may include a pier foundation 12 as depicted in
The embodiments and examples set forth herein were presented in order to best explain the present invention and its practical application and to thereby enable those of ordinary skill in the art to make and use the invention. However, those of ordinary skill in the art will recognize that the foregoing description and examples have been presented for the purposes of illustration and example only. The description as set forth is not intended to be exhaustive or to limit the invention to the precise form disclosed. Many modifications and variations are possible in light of the teachings above without departing from the spirit and scope of the forthcoming claims.
